Miami Luxury Real Estate: Where the Market Is Gaining Strength
Miami’s luxury condominium market continues to show strength, but the market is becoming more selective. Sunny Isles Beach & Bal HarbourThe strongest oceanfront residences continue to attract attention, particularly when they combine direct water views, generous floor plans, updated interiors and strong building fundamentals.
Buyers today are looking beyond the residence itself. Association reserves, insurance, assessments, management and future resale potential are becoming increasingly important. This is creating a clearer distinction between exceptional properties and more conventional inventory.
Edgewater
Edgewater continues to strengthen its position as one of Miami’s leading luxury residential corridors. The planned EDITION Residences project is moving forward after a major site issue was resolved, adding another important branded development to an area already seeing substantial investment.
For existing owners, that growth is positive, but it also raises expectations. Protected views, quality of construction and overall building management will continue to play a larger role in resale value.
Brickell
In Brickell, the story extends beyond new condominium development. Major corporate investment from firms such as Citadel and Santander continues to reinforce Brickell’s position as an international financial and business center.
That matters to residential real estate because a luxury market becomes more resilient when companies, executives and families establish longer-term roots in the city.
Inventory, Taxes & Migration
Miami-Dade condominium inventory remains relatively high, although sales activity has improved and inventory has started to decline. Buyers still have choices, but the market remains active.
Florida’s tax environment is also part of the broader picture. A proposed constitutional amendment on the November 2026 ballot could increase homestead exemptions and reduce the annual assessment cap on certain non-homestead properties if approved.
Combined with Florida’s lack of a state individual income tax, this continues to support Miami’s appeal for domestic and international buyers considering relocation, second-home ownership or investment.
South Florida also continues to attract buyers from New York, California and other major U.S. markets, while international demand remains an important part of Miami’s luxury sector. More companies, executives and families are establishing a lasting presence in South Florida.
