Miami is more than a destination. It is an address.

For many international buyers, Miami once followed a familiar rhythm: winter on the ocean, Art Basel, the boat show, then a flight home. A residence here was a place to return to each season.

Today, the conversation reaches beyond the seasonal stay.

What the visitor numbers show

Greater Miami and Miami Beach welcomed 28.3 million visitors in 2025, according to the Greater Miami Convention & Visitors Bureau. That speaks to the city’s international appeal. But visitor numbers tell only part of the story.

From seasonal stay to primary address

Today the interest is how a residence fits into a client’s life: a winter retreat, a year-round base, or a primary address.

When buyers consider living here throughout the year, their priorities become more exacting. Views matter, but so do the building’s management, financial condition, service, privacy and everyday convenience.

An address draws attention. Choosing the right building requires a closer look.

My view

My view is the next phase of Miami’s value will be built less on who visits and more on who stays.

I advise buyers and owners with that long-term perspective. For a conversation about purchasing or positioning your residence for sale, reach me directly.
